Program Overview
Our Fix & Flip Loans are designed for real estate investors who want to act fast. Because we operate fully in-house — underwriting, funding, and servicing — we eliminate many of the delays other lenders have. That means faster reviews, fewer hold-ups, and closings that happen in days, not weeks.
- Loan Amounts: $50,000 – $1,000,000
- Loan-to-Cost (LTC): Up to 75%
- Interest Rate: 11% – 12%
- Term: 6–18 months
- Eligible Properties: Single-family, multi-unit (2–4), certain mixed-use, condos and townhomes
- Foreign Nationals: Eligible under qualifying conditions

How It Works
- 1. Submit Your Deal — Provide property info, rehab scope, purchase price, etc.
- 2. Term Sheet in 48 Hours — We review in-house and issue indicative terms quickly.
- 3. Due Diligence & Draw Setup — We review titles, scopes, set up draw schedule, etc.
- 4. Fund Disbursement — We disburse capital; rehab draws get released as work completes.
- 5. Exit / Sale & Loan Payoff — Upon sale or refinance, we close out the loan.
